The short version of what we told them — don't swing a hammer until every piece of material is sitting in your garage. Tile, vanities, and anything custom can run six to ten weeks out, and we have watched homeowners demo in March and then wait until May on a backordered vanity top. And if the house went up before 1990, set aside 20% of the budget for whatever is behind the walls. You will find something. The projects that go sideways are the ones where every dollar was already committed before that surprise turned up.
